Question:

Do I need an Offer for a Lease? If I just use the Government Lease Form, there’s no irrevocable.

Answer:

The Offer is actually unnecessary. Why tie things up with an irrevocable time? Mamy commercial contracts have no irrevocable provisions at all.

The key document is the new Standard Form Lease. That’s all that Landlords and Property Management companies use. It is only real estate agents who have the additional Form.
