Here is the source in the legislation:
“Agreements: Trade in Real Estate
Representation required
13.3.1 A brokerage shall not enter into an agreement with a buyer or seller for the purposes of trading in real estate if the agreement does not include the provision of representation. O. Reg. 235/23, s. 5.”
Since customer service has been eliminated, that only leaves “client” services.
Someone with a mere posting could terminate the Listing, and that would result in them being a Self Represented Party, but other than that, they do in fact have representation, no matter how meagre it may be.
