Inspections: Post TRESA

Question:

Are cursory inspections allowed during a 30 min showing under TRESA?

Answer:

No inspections of any kind whatsoever (cursory or not) are permitted (before or after TRESA which only applies to agents and no one else) without the consent of the Seller.

A view or a walkthrough is just that and nothing more.

The final inspection authorized by common law, does not authorize any sort of engagement in the inspection process. It is really just a final attendance in order to determine whether there was any damage between the date of the Agreement and the closing date.

If your Buyer would like a final inspection, then, this should be outlined clearly in the Agreement.
