These are the average sales prices on a monthly basis this year for single family homes in the GTA. It includes detached, semis, townhouses and condos:

Basically, that’s very little movement over the course of the year.
But remember, the January price is for 31 January 2026. The year started out with the 31 December 2025 number which was $1,006,603. So, effectively we have dropped in price since the beginning of the year. First declined in January where it reached its low for 2026, then rebounded in February, increased in March, rose again in April and May where it reached its peak. Then, it declined in June, July and also August. However, that is usually expected over the summer months.
